How long does an inspection typically take?

The length of time an inspection takes is dependent on two main factors: square footage and age. A typical home inspection takes around three hours to complete. However, an older home will take longer than a newer home. More time is needed to carefully examine basements, attics, structure, hvac, and electrical in older homes. Larger homes (over 4000 sq ft) will usually take closer to 4 hours.

What is involved in a home inspection?

4 Corners Home Inspection llc utilizes a non-invasive, visual inspection process. We will examine and document all available components of a home; including, electrical, plumbing, doors, windows, interior, heating, cooling, attic, roofing, insulation, basement, foundation, crawlspace, fireplace, exterior, ect. We will attempt to safely run the furnace, air conditioner, water, and appliances when applicable. All readily accessible electrical outlets will be tested.

 

Digital report will be mailed within 24 hours.

What if you find something bad?

We like to approach all home inspection situations in a non-alarmist way. We will discuss the defects and concerns as they are uncovered. We will explain and document the issues. When applicable, we will try to provide some insight into how the defect or concern is typically remedied. However, it is imperatively up to the buyers and sellers to come to an agreement concerning remediation.

Do I Need to Attend the Inspection?

While it is not necessary for you to be at the inspection, we do encourage you to do so. If you do attend, you will gain from the knowledge and insight provided by your inspector and have the ability to ask questions during the process.

 

Because of our detailed reports, you can rest assured that if you are unable to attend the inspection, you will be able to easily understand the components and systems of the home.  We also have the ability to record an inspection in its entirety.
